Moving Within Florida: From the Coast to LaBelle or Lehigh Acres

If you already live in Florida, you are not shopping for a new state income tax. You are shopping for a house you can stand, a yard, and a bill that does not include a coastal premium. LaBelle is the small Hendry County city on the Caloosahatchee, with our homes on quarter-acre lots, no HOA, from $316,900. Lehigh Acres is the large Lee County community east of Fort Myers, from $346,900.

People do this move from Miami-Dade, Broward, Palm Beach, Cape Coral, Fort Myers, and Naples. The reasons that hold up are space, a new house, and price. The reasons that do not hold up are "no commute" and "the same beach life, cheaper."

The Census size difference is not subtle. LaBelle's July 1, 2025 estimate is 5,754. Lehigh Acres counted 114,287 in 2020. Read both portraits before you visit: quiet LaBelle and Lehigh near Fort Myers.

Mean travel time to work is 35.3 minutes in LaBelle and 38.2 minutes in Lehigh Acres (Census, 2020–2024). If your job stays on the coast, budget that drive. Inland is where the house is. It is not where every office is.

Homestead you may already have

This is the Florida-to-Florida advantage outsiders do not get.

If your current house is your homestead, you may be able to transfer some of the Save Our Homes assessment difference to the next Florida homestead. The Department of Revenue calls that portability. It is not automatic, it has a filing window, and it does not freeze a coastal tax bill onto a new house at the old dollar amount. The plain-language sequence is in Save Our Homes for new buyers. File with the property appraiser of the new county: Hendry for LaBelle, Lee for Lehigh Acres.

You still have to own and occupy the new house as your permanent residence. A rent-to-own move-in does not transfer homestead, because you do not own the home yet.

The 2026 exemption amounts, if you are qualifying fresh, are in the homestead guide. The November 4% payment discount still applies to whichever county sends the bill.

What not to compare

Do not compare your parent's homesteaded bill on the coast with year one of a new purchase. The Save Our Homes cap is not in effect the first year.

Do not compare a 20-year-old condo fee with "no HOA" and ignore insurance. A new single-family house in Hendry or Lee is a different policy.

Do not use the Census median home value as our price. LaBelle's median owner-occupied value in 2020–2024 was $204,400. That stock includes older houses. A new Langdon starts at $316,900.

A visit that answers the real question

Come once, from the house you live in now, at the hour you would leave for work. If the drive is acceptable and the yard is the point, LaBelle is the match. If you want to be back in Fort Myers for a weeknight, start in Lehigh. Schedule that visit instead of deciding from a map screenshot.

Out-of-state family members do the same tour for different tax reasons. Send them the out-of-state questions. The houses are the same.

Frequently asked questions

We live in Miami. Is LaBelle realistic?

It is realistic if you are willing to change regions, not if you need to be in Miami for work three days a week. The house and the taxes can make sense. The distance is the decision. Drive it before you list the current house.

Can we use rent-to-own if we already live in Florida?

Yes. $0 down and $0 closing costs to move in is not an out-of-state product. You rent, the price is locked, and credits go toward the down payment and closing costs when you buy. If you can close a mortgage now, buying outright starts homestead sooner.

Which county do we call about portability?

The property appraiser where the new home is. Hendry for LaBelle. Lee for Lehigh Acres.
