Florida gives a statutory discount for paying county property taxes before they are delinquent. The discount is 4% in November, 3% in December, 2% in January, and 1% in February. March is full price. This is not a special program for one county. It is Florida Statute 197.162.
That discount is one reason buyers comparing Florida with New Jersey, New York, or Illinois see a lower ongoing tax bill — but only if they pay on time. The percentage comes off the bill the tax collector mailed. It does not change the assessed value.

What is the Florida property tax discount?
The Florida property tax discount is a reduction in the amount due when you pay the annual bill early. Under section 197.162, Florida Statutes (2026), the rates for taxes on the county roll are:
| When you pay | Discount |
|---|---|
| November, or within 30 days after the original notice is sent | 4% |
| December | 3% |
| January | 2% |
| February | 1% |
| March | 0% |
If the last day of a discount period falls on a Saturday, Sunday, or legal holiday, the statute extends that period through the next working day when you pay at the tax collector's office.
County collectors describe the same calendar in plain language. The Hillsborough County Tax Collector states that bills become payable November 1 and are due by March 31, with the 4/3/2/1 discounts, and that taxes become delinquent on April 1. Hendry County (LaBelle) and Lee County (Lehigh Acres) use the same state statute. Always read the bill from the collector for that parcel.
How much is 4% in dollars?
The discount applies to the tax bill, not to the purchase price.
On an illustrative bill of $3,000:
- November payment: $2,880 (you keep $120)
- December payment: $2,910
- January payment: $2,940
- February payment: $2,980
- March payment: $3,000
A $3,000 bill is an example, not a quote for a home in LaBelle or Lehigh Acres. Your bill depends on just value, exemptions, and the millage set by the county, the school board, and other local authorities.
Who gets the discount, and who does not?
The discount is for the person who pays the tax bill before delinquency. It is separate from homestead exemption and from the Save Our Homes assessment cap.
Three timing points matter if you are moving from another state:
- You must be the owner on the tax roll for that year. If you close in the spring, the bill that arrives the following November is the one you can discount. The seller's current-year taxes are usually prorated at closing.
- Rent-to-own is still a rental until you take title. Homestead and the owner discounts attach to the owner. During M.J. Newell Homes rent-to-own, you move in as a resident and build credits toward purchase. The owner exemptions described here generally start after you buy, not on move-in day. Confirm the closing year with the Hendry or Lee property appraiser.
- A corrected bill can restart a 30-day window. If you ask for a corrected notice, section 197.162 says the discount rate in effect at the time of the request applies for 30 days after the corrected notice is sent.
How to pay early after you buy in Southwest Florida
- Use the address on your deed. LaBelle parcels are in Hendry County. Lehigh Acres parcels are in Lee County. A Fort Myers mailing address does not change the county.
- File homestead if the home is your permanent residence. The early-pay discount stacks with exemptions. Exemptions reduce taxable value first. The percent discount reduces the bill after that. See our guide to the 2026 homestead amounts.
- Watch for the November notice. Do not wait for a reminder in March. Collectors state that failing to receive a bill does not remove the tax.
- Pay in November if the cash is available. That is the 4% month. If you are budgeting a move, set the first November aside before you spend the same dollars on furniture.
- Keep the receipt with your closing file. Lenders and insurers sometimes ask for the latest tax bill.
What the discount does not do
- It does not remove homeowners insurance, wind coverage, or flood coverage. Those are often the larger surprise for someone leaving the Northeast or Midwest. Get quotes before you treat a tax comparison as your full housing cost. The Florida Office of Insurance Regulation is the state regulator.
- It does not cap future assessments. That job belongs to Save Our Homes, and only after homestead is in place. The cap for 2026 is 2.7%. Details are in Save Our Homes for new buyers.
- It is not the same thing as "no state income tax." Florida also does not levy a personal income tax. That is a different rule, in the state constitution, covered in moving to Florida from another state.
Where this fits a purchase or rent-to-own
Published single-family prices start at $316,900 in LaBelle and $346,900 in Lehigh Acres. See floor plans for the current figure. Buyers who are not ready for a mortgage can move in through rent-to-own with $0 down and purchase later, when homestead and this discount become owner benefits.
Frequently asked questions
Is the 4% Florida property tax discount available in LaBelle and Lehigh Acres?
Yes. Section 197.162 applies to taxes assessed on the county tax rolls and collected by the county tax collector. LaBelle is in Hendry County and Lehigh Acres is in Lee County. Confirm dates on the bill for your parcel.
Can I get the discount and homestead in the same year?
Yes, if you qualify for homestead on that year's roll and you pay that year's bill during a discount month. Homestead lowers taxable value. The percent discount lowers the amount you send in.
What if I pay in March?
You pay the full bill. There is no discount in March. After the delinquency date, collectors can add interest and costs. Pay from the official collector site or office, not from a forwarded email.
