The Efficient Path to a New Home in Southwest Florida

An efficient purchase in Southwest Florida is one with fewer separate bills and fewer unknown repairs. For our buyers that usually means four things at once: a new house at a published price, no HOA on our LaBelle homes, no Florida tax on personal income, and a 4% cut on the property-tax bill if you pay it in November.

It does not mean a shorter commute. Census travel times already average 35.3 minutes in LaBelle and 38.2 minutes in Lehigh Acres.

What "efficient" means for this house

PieceWhat you actually getWhat it does not do
New constructionNew roof and new systems. Statute 553.837 warrants defects that are a material violation of the Florida Building Code for one year. Our own warranty page states a longer structural warrantyIt does not cover every finish, normal wear, or your insurance premium
Published priceLangdon from $316,900 in LaBelle and $346,900 in Lehigh Acres, on the model pagesIt is not a negotiable "call for price"
No HOA in LaBelleNo monthly association dues on our LaBelle homesLehigh Acres can still have an HOA. Ask about that lot
Quarter-acre lot in LaBelle10,890 square feet of lot, not a ranch and not a zero-lot patio homeHendry County's open land is the county, not your backyard
Florida income taxNone on the income of a natural person (Constitution, Article VII)Your old state can still tax the year you leave
November tax discount4% off the county bill (Statute 197.162)It applies when you are the owner paying the bill
Rent-to-own$0 down and $0 closing costs to move in, price lockedYou do not own yet, so homestead waits

Stack those and the month gets simpler. Skip insurance and the stack is fiction. Quote wind and homeowners coverage on the address before you decide a tax table "saved" the move. The regulator is the Florida Office of Insurance Regulation.

New house versus an older resale

A resale can be cheaper on day one and expensive in year two. We will not invent a repair budget for a house we have not seen. The structural point is narrower:

  • You can read what is in a new M.J. Newell home in the standard features guide.
  • Our warranty page states a 10-year structural warranty and one-year coverage on mechanical systems, plumbing, electrical, septic, and general finishes. Statute 553.837 is narrower: it requires the builder to cover defects that result in a material violation of the Florida Building Code for one year from title or first occupancy, whichever comes first. It does not replace a manufacturer's appliance warranty, and it does not cover ordinary wear.
  • The price does not depend on a bidding war with the neighbor. It is the number on the model.

If you want the older house anyway, we are the wrong seller. We build new homes in two communities.

The two communities, picked for the bill you want

LaBelle removes the HOA line and puts you in the smaller city, on the river, on a quarter acre. Starting price $316,900. Read the quiet-life guide.

Lehigh Acres keeps you in Lee County, east of Fort Myers, from $346,900. HOA is a lot-level question. Read the Lehigh guide.

Either way, the tax layer is the same Florida law. Homeowners coming from high property-tax states should use the state comparison. Homeowners who already live in Florida should ask about homestead portability instead of assuming a brand-new assessment cap. The cap starts the year after homestead is granted.

How to start without wasting a trip

  1. Pick the county for the life you want, not for a slogan.
  2. Open the model and write down the price or the monthly rent-to-own figure.
  3. Ask us, for that lot, whether an HOA exists.
  4. Get the insurance quote.
  5. Schedule the visit and drive the commute at a real hour.
  6. If the down payment is the blocker, apply for rent-to-own. If a lender has already approved you, buying now starts the homestead clock sooner.

Frequently asked questions

Does "efficient" mean the house is a low-energy certified building?

No. We are not publishing a HERS score or a utility guarantee. Efficiency in this guide is the purchase: fewer unknown repairs, a published price, no LaBelle HOA, and Florida's tax rules. Utility bills depend on how you live and how you set the air conditioning.

Will I save hundreds a month by skipping an HOA?

You save the dues that an association would have charged. We will not put a dollar figure on a fee you are not paying. In Lehigh, if the neighborhood has dues, they are part of your budget.

Is rent-to-own more efficient than a mortgage?

It is more efficient when you cannot or do not want to close a loan this month. It is less direct when you already qualify, because ownership — and homestead — start later. Compare the two with USDA versus rent-to-own if a zero-down loan is even on the table.
