Lehigh Acres for a New Home East of Fort Myers

Lehigh Acres is the practical side of our map. It is a census-designated place in Lee County, east of Fort Myers, with 114,287 residents in the 2020 Census (86,784 in 2010). The mean travel time to work in 2020–2024 was 38.2 minutes. Our single-family homes there start at $346,900 for the Langdon, with rent-to-own from $2,750 a month.

Choose Lehigh when the job, the stores, and the coast matter more than a small-town river. Choose LaBelle when they do not.

What Lehigh Acres is, and what it is not

Lehigh Acres is large. It is not a village, and it is not halfway between Miami, Orlando, and Tampa. Those drives are long. The useful geography is simpler: Lee County, east of Fort Myers, with the Gulf coast to the west.

The commute averages are close. Lehigh is not a shorter drive to work in the Census data. It is a shorter drive to Fort Myers itself, which is why people who already work on the coast pick it. Confirm the door-to-door time from the lot you want. A community average is not your Tuesday morning.

Nature without pretending it is empty

Lehigh has lakes, trails, and everyday wildlife. It also has more than a hundred thousand neighbors. The nature is access — fishing, a bike path, a weekend at the Gulf — not Hendry County's open acreage. For the river and the small-city version, read a quieter life in LaBelle.

Our Lehigh models are Langdon, Emelia, Delanie, and a duplex listed at $510,000 for purchase only. The duplex is not on rent-to-own. Photos are on the Lehigh Acres page.

Taxes and the move, for both audiences

Living in Lee County does not change the Florida rules. There is still no state income tax. Homestead, Save Our Homes, and the 4% November discount work the same way once you own and qualify. The guides are the tax checklist and the 4% discount.

If you already own a homesteaded house in Florida, ask the Lee County property appraiser about portability before you assume the old assessment follows you. If you are coming from New York, New Jersey, Illinois, or Texas, the statewide rate comparison is here. Get an insurance quote on the Lehigh address. Lee County wind is part of the budget.

Frequently asked questions

Is Lehigh Acres a good place if I work in Fort Myers?

That is the main reason to pick it over LaBelle. You are in the same county as Fort Myers. The Census commute for Lehigh workers is 38.2 minutes on average, so "east of Fort Myers" is not the same sentence as "a 10-minute commute." Time the route from the lot.

Are there HOA fees?

On our LaBelle homes, no. In Lehigh Acres, it depends on the neighborhood. We will tell you for the lot you are looking at. We will not put a single HOA answer on every house in the community.

Can I move in with $0 down?

Yes, on the single-family rent-to-own models, with $0 down and $0 closing costs to move in. The duplex is a purchase. Details for people coming from out of state are in this guide. The same program is open if you already live in Florida.
